Realistic lifespans in North Texas
- Three-tab asphalt — commonly reaches its practical end at around 12 to 18 years here, sometimes sooner on a south-facing slope.
- Architectural (laminated) asphalt — typically 18 to 25 years, against a package rating that often says 30 or more.
- Impact-resistant (Class 4) asphalt — similar to architectural on heat, meaningfully better against hail, which in this market is the failure mode that usually decides it.
- Metal — considerably longer, at considerably higher cost.
These are working ranges, not guarantees. A well-ventilated north-facing slope outlives a baking south-facing one on the same house.
Why the rating overstates it here
Heat. Asphalt is a petroleum product and it ages by losing volatiles. A dark roof deck in a Texas August runs far above air temperature, day after day, and that thermal cycling drives the granule loss and brittleness that eventually ends the roof.
Hail. Most roofs in this region do not die of old age — they get finished off by a storm while already weakened. Every impact that bruises the mat takes time off the clock even when nothing visibly fails.
Ventilation. The quiet one. An under-ventilated attic bakes the underside of the decking and cooks the shingle from below, and it can take years off an otherwise good roof. This is common in older Garland and Richardson homes built before attic ventilation was well understood.
Installation. Nails driven too high miss the nailing strip and leave the tab held only by sealant. It is invisible from the ground and it shortens the roof's life dramatically — one of the more common findings on quickly built Frisco homes.
Signs the roof is near the end
- Granules collecting steadily at the downspout, year after year
- Shingle edges curling or cupping at the corners
- Bare patches where the black mat shows through
- Cracked or brittle shingle that breaks rather than flexes
- Repeated small leaks in different places
- Daylight visible through the decking in the attic
- Everyone on your street replacing at once — they were built at once too
What actually extends it
Not much is within your control, but three things genuinely matter. Keep the gutters and valleys clear, because standing debris holds moisture against the mat. Trim branches that touch or overhang the roof, because they abrade shingle in the wind. And get the attic ventilation right — if intake at the eaves and exhaust at the ridge are not balanced, everything else is working against you.
What does not extend it: coatings and sealers sold for asphalt shingle. At best they do nothing.

Common questions
How long does an asphalt shingle roof last in Texas?
Three-tab commonly reaches its practical end around 12 to 18 years and architectural shingle around 18 to 25, against package ratings that often claim 30 or more. Heat, hail, ventilation and installation quality decide where in that range you land.
Why doesn't my roof last the 30 years on the wrapper?
Those ratings come from test conditions unlike a North Texas summer. Sustained heat ages the asphalt, hail takes time off the clock with every bruise, and poor attic ventilation cooks the shingle from underneath.
Does a lighter shingle colour make the roof last longer?
It runs a little cooler, but the effect is small next to attic ventilation and installation quality. Choose the colour you want and spend the attention on the ventilation.
Is a roof coating worth it on asphalt shingle?
No. Coatings and sealers marketed for asphalt shingle do not meaningfully extend its life and can interfere with how the roof sheds water.
